The Commute Reality

Warwick is about 55 miles from Midtown Manhattan. Realistic door-to-door: By car, off-peak: 75–90 minutes via Route 17 to I-287 By car, peak: 90–120+ minutes NJ Transit Port Jervis Line from Harriman or Tuxedo: roughly 90–120 min total including drive to station Warwick is not a daily commute town for most people. It works extremely well for 2–3 days a week in the office. If your job requires 5 days in Midtown, look closer in — Tuxedo, Sloatsburg, or Suffern. Cost of Living Trade-Off

The headline numbers most NYC buyers care about: Median single-family in Warwick (10990): $565K Property tax: Warwick CSD is reasonable for the region — budget roughly 2.5–3.0% of assessed value annually Heating, water, sewer, trash: Mostly your responsibility (oil or propane is common; many homes are on well and septic) Two cars: Effectively required The trade you're making: lower monthly housing payment, more square footage, real outdoor space — in exchange for higher fixed homeowner overhead and car dependency.

What Actually Changes Day to Day

Honest list, from buyers who've made the move in the last two years: Errands stack up. No bodega downstairs. You learn to make weekly trips and keep a chest freezer. Weather is real. Snow happens. You'll want a 4WD or AWD vehicle and a plan for the driveway. You'll cook more. Restaurants are good but not 24/7. Most buyers report eating out 50% less. The social calendar changes. Less spontaneous, more deliberate. Locals are warm, but you have to show up at things — farmers market, school events, the brewery. Your weekends get bigger. Hiking, lakes, vineyards, ski hill, orchards — all 10–20 minutes away.

Schools
