Why this list exists
Greenwood Lake is one of the most beautiful places in the Northeast. It's also one of the most misunderstood markets I work in. After dozens of waterfront transactions, here's the short list of things I tell every buyer to verify before they get emotionally attached. 1. Dock rights and lake association status Not every "lakefront" lot has a deeded dock. Some are association-controlled with waitlists. Get the paperwork in writing. 2. Flood zone & insurance quotes Pull a FEMA flood map, then get a real insurance quote — not an estimate. The delta between zones can be thousands per year. 3. Septic age and last pump-out Most lakefront homes are on septic. Ask for the pump-out records and septic inspection from the last 3 years. 4. Well water test results Nitrate, lead, bacteria, hardness. A $250 test now saves a lot of regret later. 5. Year-round road access A few lake roads aren't plowed by the town. Confirm in writing. 6. Shoreline ownership Does your lot end at the high-water mark, the low-water mark, or somewhere in between? It changes what you can build. 7. Boat horsepower limits The lake has restrictions. If you're planning a wakesurf boat, check first. 8. Short-term rental rules Village of Greenwood Lake and Town of Warwick have different rules. Don't assume. 9. Winter livability Some cottages were built as summer homes. Insulation, heating system, and pipes all matter if you plan to live there in February.
The good news
None of these are deal-breakers — they're just things you want to know going in. A good local agent will surface most of them in your first walkthrough.
